Jack began working with his father, John C. Culpepper, Jr., in 1989, becoming the third generation to develop, lease and manage residential and commercial real estate in the College Station-Bryan market place and other small Texas markets. Leading the family business with new development projects, redevelopment projects, medical facilities, restaurants, resort style student housing, Multi-family housing and shopping centers has fostered a deep understanding and appreciation for real estate. As the oldest real estate company in our home market, we plan to remain relevant for another eighty years. Jack received a BS from the University of Texas. He has the CPM designation, Certified Property Manager; given by the Institute of Real Estate Management of the National Association of Realtors. He holds a real estate broker license issued by the Texas Real Estate Commission and is a graduate of the Realtors Institute.


John began working with Culpepper Realty in May of 2018, making him the fourth generation to join the family business. Assisting with property management, development and leasing, he plans to bring continued growth and success to Bryan-College Station and other small-market areas of Texas. John graduated from Texas A&M with a Bachelor of Business Administration in the summer of 2017. Additionally, following his passion for recreational property, John works with No Fences Land Co., helping both buyers and sellers realize their dream of property ownership across the states of Texas and Kansas. John holds both a Texas Real Estate license from the Texas Real Estate Commission and a Kansas Real Estate license from the Kansas Real Estate Commission.


James has been active for over thirty-five plus years in real estate management and purchasing. Currently, James supervises all residential properties and is active in commercial sales, and construction. James has a BA in Philosophy from Texas A&M University. He is a Texas Real Estate Broker, License No. 318015.


In February 1982, Adrian joined the Culpepper family real estate business as administrative assistant to John C. Culpepper, Jr. He continues to work in several areas within the company, primarily in property management and tenant relations. Adrian received a BA from Texas State University (formerly Southwest State University) in 1978. He holds a real estate license issued by the Texas Real Estate Commission. Adrian is an avid golfer and is active in religious and civic organizations in the community.


Shirley Lampo has been with Culpepper Realty Co. since March 1995. She serves as Executive Secretary to the CEO, provides essential support to the staff and is responsible for insuring excellent contact and rapport with clients and investors within the Real Estate Industry. Mrs. Lampo assists in marketing and plays a crucial role in coordinating office activities and appointments for Culpepper’s executive management team.


Larry has worked with real estate related businesses for over forty years, with responsibilities including management, legal and business consultation and representation, and mortgage loan production. Larry serves as Culpepper’s General Counsel, and is responsible for lease and other agreement evaluation, negotiation and preparation. Larry received his BBA degree from Texas Tech University, then a JD degree from South Texas College of Law. He is licensed in Texas as both an Attorney and Counselor at Law and Real Estate Broker, and is certified in Commercial Real Estate Law by the Texas Board of Legal Specialization.


Mrs. Centilli holds a Bachelors of Business Administration in Accounting from Texas A&M University. She oversees the financial accounting and reporting for the Commercial Real Estate Division, works closely with the Culpepper staff to improve working capital management and cash flows along with other related duties incidental to her position. Mrs. Centilli brings with her an extensive background in the local financial industry. The proud mother of two daughters, Diedra resumed her career in 2005 when she joined Culpepper Realty Co.


Mr. Heifrin joined Culpepper Realty Co. in 2000 and is responsible for overall project coordination. This includes development, leasing, brokerage, and financing activities. Mr. Heifrin received a Bachelor of Science in Ag Economics and a Masters of Land Economics & Real Estate from Texas A&M University. He holds a Texas Real Estate Broker’s license, is a member of the Bryan College Station regional board of Realtors, and is a member of the Certified Commercial Investment Member (CCIM) Institute.


Mary Anne Culpepper has been associated with Culpepper Realty Co. since its inception. She helps with bookkeeping and offers both solicited and unsolicited advice to almost everyone. In 1962, Mary Anne received a B.A. degree with honors from the University of Texas. She is the wife of the late John Cecil Culpepper, Jr. Their son is John Cecil (Jack) Culpepper, III .


Lauren joined the Culpepper team in December of 2017, and is the Legal Assistant to our General Counsel. She received her BA in English from the University of Central Arkansas and has worked in the legal field since she graduated in 2016.

Lauren is also the Administrative Assistant to our Controller, filling a key role in the accounting department with month-end activities, account reconciliation, and financial statements.


Debbie joined Culpepper Realty Co. in November 1994 as a manager of the River Hills Mall in Kerr v i l l e , Texas, with the acquisition of the property. She enjoys working with local business owners, store managers and the community providing local leasing, marketing venues, advertising and operations management. Her responsibilities also include supervising maintenance staff, making recommendations, overseeing improvements and projects at the mall.


Velma studied business management at Coastal Bend College in Kingsville, Texas. She has managed South Gate Center, Kingsville Professional Center and LaVillita Shopping Center since joining the Culpepper team in October 2004. Velma enjoys working closely with tenants and contractors. She is vital in coordinating with our legal department for leasing as well as all construction projects.
