Culpepper Realty owns multiple property types, including commercial properties, student housing, and warehouse real estate throughout the state of Texas. Since 1937, we’ve experienced numerous real estate cycles and used that knowledge to build our portfolio for the future.
Our Properties
We cover a lot of ground in Texas, especially within the Texas Triangle while originating from our hometown of Bryan/College Station. We choose to focus our investments in Texas and are convinced that our state will continue to grow and prosper.
Our retail properties were developed over many years collaborating directly with anchor retailers at main and main intersections in smaller Texas communities. We strategically select our industrial developments and acquisitions with transportation infrastructure at the forefront. Generational land adjacent to Texas A&M University has provided us the opportunity to develop irreplaceable student housing communities at the front door of one of the country’s largest and most prestigious research universities.
Student Housing
The Stack
Delivered in 2013 at Texas A&M University and led the way for purpose built student housing with modern amenities within the Northgate District. The Stack is 209 units with 416 beds.
The Jay
Currently under construction and set to deliver 316 units with 953 beds for the Fall 2027 semester at Texas A&M University. The Jay will have highly curated interior design with resort level amenities focusing on aesthetics to enhance the student experience.
Legacy Point
A master planned development of 14 acres directly adjacent to Texas A&M University at the intersection of University Drive and College Avenue in College Station, TX. Legacy Point will be home to over 3,000 students while providing engaging shopping, dining, and entertainment options.
Cherry Block
Currently home to Texas A&M students in 1950’s era homes within 0.25 miles to campus. The total land holding consists of approximately 4.5 acres for future development.

A 203,169 SF warehouse facility constructed in 2025 and located at the prominent intersection of I-635 and US Hwy 80 in Mesquite, TX.
788 Canyon Drive
A 80,980 SF warehouse facility built in 2015 with immediate access to D/FW Airport and Highway 121 in Coppell, TX.
1751 Valley View Lane
A 96,853 SF warehouse facility in the Valwood submarket of D/FW, providing easy access to I-635 and I-35E set to deliver in Q3 2026. This infill project was a ground up development on a brownfield site in Farmers Branch, TX.
1251 Clay Court
A 104,315 SF warehouse facility built in 2005 with immediate access to the Port of Houston and Highway 225 in Deer Park, TX.
13415 Conklin Lane
A 77,160 SF warehouse facility built in 2025 with immediate access to Beltway 8 and I-45 in close proximity to the Port of Houston.
Culpepper Office Park
A 28,000 SF flex industrial building in College Station, TX.
Retail
Tejas Center
A grocery anchored neighborhood shopping center in Bryan, TX encompassing approximately 369,000 SF. Culpepper Realty originally developed the property as Manor East Mall in the 1960’s and later redeveloped the property in 2005 to an open air HEB anchored shopping center, known as Tejas Center.
Culpepper North
A grocery anchored neighborhood shopping center in Bryan, TX consisting of 53,000 SF with frontage on State Highway 21 and Texas Avenue.
River Hills Mall
A 182,000 SF partially enclosed mall in Kerrville, anchored with national tenancy currently under redevelopment in the heart of the Texas hill country.
Park Central
A 85,000 neighborhood shopping center with national tenancy located on one of the best intersections in Abilene, TX.
La Villita
A 78,000 SF neighborhood shopping center with national tenancy in Alice, TX originally developed by Culpepper Realty which we now own for the second time.
Commerce Square
A 78,000 SF neighborhood shopping center with national tenancy in Mount Pleasant, TX shadow anchored by Wal-Mart.
Truly Plaza
A 14,000 SF HEB shadow anchored shopping center in Cleveland, TX.
Chili’s
Located in College Station, TX, right across the street from Texas A&M University originally developed by Culpepper Realty in the 1990s.
Henderson Building
A historical family office building constructed in the early 1900s on the square of Cameron, TX by one of the first pioneering lawyers in Milam County.

Culpepper Realty continues to strategically diversify its portfolio, with over 1,450 student housing beds adjacent to Texas A&M University, more than 560,000 square feet of industrial real estate in D/FW and Houston, and approximately 850,000 square feet of community shopping centers.
